There's a difference between ECONOMICAL and INEXPENSIVE!While Crye-Leike is not known to be the least expensive real estate agency among Memphis real estate companies, if you ask others that have chosen agencies strictly for a cheaper real estate commission, they may tell you that they ended up paying more than the amount of commissions saved! How so? Here’s a typical scenario:
Example #1: Say you choose a Memphis agency that agrees to list your home at a lower commission rate. In Memphis, realtors seldom sell their own home listings. In fact, a Memphis realtor has about a 1% chance of selling homes they've listed. That means the listing realtor has to split the sales commission with the Memphis realtor that brings a qualified home buyer with an offer to purchase – leaving the listing agent to divide the remaining commission among the following items.
Managing real estate broker/real estate agency takes up to 40% of the listing agent’s commission (up to 1.2% of the sale price). That leaves the listing real estate agent with fewer funds to pay for the marketing expenses incurred to advertise your Memphis area home, pay their own advertising and monthly real estate expenses as well as provide for their family and pay taxes of course!
The end result – your home may be not marketed in the Memphis area leaving your home to sit on the MLS and Memphis real estate market longer. While your home lingers on the Memphis real estate market, you incur more monthly mortgage payments – costing you more money.
